Site Work:

  Soil profile tests were analyzed by KSM Testing Laboratories, Inc.

Concrete and Masonry: 

  Monolithic foundation with thickened load bearing sections. 
  Concrete footing 8” x 16” with two 5/8” steel reinforcing bars. 
  Exterior concrete block walls are 8” thick with horizontal joint reinforcement. 
  Tie beams 8” x 16” formed and poured with four 5/8 steel reinforced bars. 
  Custom Brick paved driveway.

Framing and Trim: 

  Pre-engineered roof trusses with 5/8” plywood sheathing. 
  Colonial 5-1/4” base boards and 2-1/4” door casings, primed and
     painted with a durable enamel finish. 
  All interior walls are framed 16” on center. 
  2x4 interior wall - 16” on center with ½” drywall. 
  Radius drywall corners in the main living areas. 
  Attic storage with pull-down garage stair.

Thermal and Moisture Protection: 

 Natural concrete flat tile roof. 
  Batt fiberglass ceiling insulation with radian barrier - total R-36. 
  ¾” R-3.85 fiberglass batts in exterior walls. 
 Polycell insulation foam around all exterior windows,
    doors frames and electrical outlets. 
  Dryer exhaust fans vented to the outside. 
  Exhaust fans in all bathrooms. 
  Natural gas fireplace has glass door and outside venting. 
  Ceiling fans installed in interior rooms and lanai.

Doors, Hardware, and Windows:   

  Security system wired to all exterior openings. 
  Solid exterior doors with dead bolts on all entries. 
  Raised panel, enamel finish, hardboard interior doors. 
  Raised panel sectional 7’ high steel garage doors with remote controls. 
  Columns, arches and moldings are customized to create an
     architectural design. 
 Full-mirrored baths above all vanities. 
  5’-4” x 8’0” double front door pre-hung, fiberglass slab. 
  Custom beveled glass front panels. 
  “Simonton” vinyl clad, white single-hung windows and sliding glass door
     with low E, insulated, tempered and tinted glass. 
  Panoramic mitered windows in nook and living room.    

Finishes, Interior and Exterior:

  Knock down drywall finish on ceilings and walls. 
  Walls and ceilings are primed and painted with two coats of flat or semi-gloss. 
  Ceramic tile in the bathrooms and laundry room. 
  Northern Maple wood flooring in foyer, den, hallways, kitchen, and nook. 
  Garage walls are painted stucco over masonry. 
  Concrete tile backer board in showers and bathtub areas. 
  Exterior walls are stucco with elastometric paint. 
  Maintenance-free vinyl soffit and aluminum fuscra.

Cabinets and Tops : 

  Kitchen and bath cabinets are custom maple-glazed,
     hidden hinges with mitered wood raised panel doors. 
  Ladies make-up center with storage compartment. 
  Laundry room includes upper and lower cabinets with
     drying rack and folding counter/cabinet.
  Solid surface tops, granite for the island.

Appliances: 

  Electric convection built-in oven and micro convection oven
     upgrades the custom kitchen. 
  Gas cook top. 
  Dishwasher with quick clean and smart wash features.

Electrical: 

  State-of-the-art security system with 19 switches, siren,
     2 motion detectors and pre-wired for 2^nd keypad and phone patch.
  Double-headed security floodlights at five exterior corners for maximum
